San Juan Duplex

This design is a Small Lot Subdivision in Venice Beach, California.

The advantage of a Small Lot Subdivision is that each owner owns the land under their house. This new process in the City of Los Angeles enables lots to be subdivided eliminating Home Owners Association hassles.

This duples features two similar homes of approximately 2100 S.F..  Both homes have 3 bedrooms, an open kitchen and great room, roof deck, and a 2 car garage. This project is projected to be approved by Coastal Commission in 2015.
